Zoning and Buildability
Every parcel in the Hudson Valley has a zoning classification that determines what you can build, how large it can be, and where it can sit on the lot. Check setback requirements, lot coverage limits, and whether your intended use (single-family, multi-family, agricultural, commercial) is permitted.
Utilities and Infrastructure
Many parcels in the Hudson Valley do not have access to municipal water or sewer. You will need a well and a septic system, which require perc testing and health department approval. The cost to install a well ($8,000-$15,000) and septic system ($15,000-$40,000+) should be factored into your total project budget.
Environmental and Access Issues
Wetlands, flood zones, steep slopes, and endangered species habitats can restrict or prevent development. A wetland delineation and environmental survey protect you from buying unbuildable land. Also confirm legal road access — landlocked parcels without deeded access rights are a serious problem.
