Builder Contracts Are Different
Builder contracts are written to protect the builder, not you. They often include clauses on price escalation, timeline flexibility, dispute resolution, and warranty limitations. Having a real estate attorney review the contract before signing is essential — and non-negotiable in New York.
The Design Center Trap
Builders often price the base model attractively and make their margin on upgrades. Design center selections (countertops, cabinets, flooring, lighting) can add 10-20% to the base price. Set a firm upgrade budget before entering the design center and prioritize upgrades that are expensive to change later (plumbing, electrical, layout) over cosmetic ones.
Inspections — Yes, Even for New Homes
New construction is not defect-free. A pre-drywall inspection catches framing, plumbing, and electrical issues before they are hidden behind walls. A final walk-through inspection before closing catches cosmetic defects and punch-list items. Both are strongly recommended.
