Why Multigenerational Living Is Growing

Economic pressures, cultural preferences, and the desire to keep aging parents close are driving more families to live together. In the Hudson Valley, multigenerational homes with in-law suites or accessory dwelling units are among the most sought-after property types. These homes offer privacy for each generation while sharing the costs and benefits of homeownership.

The key is finding a property that offers genuine separation — a full kitchen, separate entrance, and private bathroom at minimum — while meeting the needs of all generations. Not all homes marketed as having an in-law suite actually deliver functional separation.

Zoning and Legal Considerations

Before purchasing a home with an accessory apartment or in-law suite, verify that the use is legally permitted under local zoning. Many Hudson Valley municipalities now allow accessory dwelling units (ADUs), but the rules vary widely — some require owner occupancy, limit the size of the ADU, restrict rental use, or require a special permit.

If the existing in-law suite was built without proper permits, it may constitute an illegal apartment. This creates liability issues and can complicate financing, insurance, and future resale. Your agent should verify the legal status of any accessory space before you make an offer.

Features to Prioritize

For successful multigenerational living, prioritize: separate entrances (so each generation has independence), full kitchens (not just kitchenettes), at least one full bathroom per living unit, sound insulation between units, and first-floor accessibility if any residents have mobility limitations.

If you cannot find a property with these features, consider homes with the potential for conversion — a large basement with egress windows, an attached garage that could be converted, or a layout that lends itself to a simple renovation.
