Judgment liens in New York are valid for 10 years from filing and can be renewed for additional 10-year periods. Interest accrues on the judgment amount, increasing the payoff over time. Several strategies can resolve judgment liens: pay in full from sale proceeds at closing (the simplest approach if proceeds are sufficient), negotiate a reduced payoff (creditors often accept 50 to 80 percent of the balance to avoid collection costs and uncertainty), set up a payment plan to satisfy the lien before listing, or challenge liens that are expired, improperly filed, or based on disputed debts.

Liens satisfied from sale proceeds are paid at the closing table through the title company or attorney. The title company ensures that all liens are cleared and the buyer receives clean title. Lien payoffs are deducted from your net proceeds along with other closing costs.
