Property Condition — FAQ

Property Condition FAQ: Questions New York Homeowners Ask

Hudson River Realtors | Referral Network Serving New York State

Can I sell a home that needs major repairs?

Yes. Properties in any condition can be sold. As-is sales to cash buyers and investors are common and can close quickly without you investing in repairs.

What does as-is mean?

As-is means the buyer accepts the property in its current condition. You are not required to make repairs, though the buyer may still inspect and can negotiate based on findings. You still must disclose known defects.

How much less will I get selling as-is?

Typically 10 to 25 percent less than a renovated comparable, depending on the extent of needed work. However, when you subtract renovation costs, time, and carrying costs, selling as-is often produces a similar net outcome.

Should I get a pre-listing inspection?

Strongly recommended, especially for homes with deferred maintenance. A pre-listing inspection identifies issues before buyers do, giving you control over the situation and reducing deal-disrupting surprises.

What repairs should I make before selling?

Prioritize safety issues and items that would prevent financing (smoke detectors, handrail, active water intrusion). Beyond that, focus on high-ROI cosmetic improvements. Avoid major renovations unless the math clearly supports it.

Will buyers get financing for a home in poor condition?

It depends on the issues. FHA and VA loans require minimum property standards. Homes with safety hazards or major deficiencies may only be eligible for cash buyers or renovation loans like FHA 203(k).

How do I find investor buyers?

Your agent should have connections to local investor networks. Properties can also be marketed on investment-focused platforms. Multiple investor offers create competition and ensure fair pricing.

What do I have to disclose about the condition?

In New York, you must either provide a Property Condition Disclosure Statement or credit the buyer $500. Regardless of which you choose, you cannot actively conceal known material defects.
