Pre-Listing Inspection

If your property is on a septic system, get it inspected before listing. A septic inspection includes pumping the tank, evaluating its structural condition, checking the distribution box, and assessing the drain field's function. Some inspectors perform dye tests to check for surface breakout.

A passing inspection gives you a marketing advantage and prevents deal-disrupting surprises. A failing inspection gives you time to repair or price accordingly — far better than discovering the failure during the buyer's due diligence when you are under contract and under pressure.

Common Septic Issues

The most common septic issues in Hudson Valley homes include tank deterioration (older concrete tanks may crack or deteriorate), drain field failure (the most expensive problem — the field becomes saturated and cannot absorb effluent), distribution box failure (the box that directs flow from the tank to the drain field), and root intrusion (tree roots growing into pipes or the tank).

Tank pumping and minor repairs are relatively inexpensive. Drain field replacement is the big-ticket item, typically costing $15,000 to $30,000 or more depending on site conditions and system type. Engineered alternative systems (required in some soil conditions) can cost even more.

Effect on Buyer Financing

FHA and VA loans require that the septic system be functional. A failing septic system can prevent buyers using government-backed financing from closing, which reduces your buyer pool to cash buyers and conventional loan buyers (whose lenders may or may not require a passing septic inspection).

If your septic system needs replacement and you want maximum buyer pool access, consider addressing it before listing. The cost of a new system may be offset by a higher sale price and faster sale. Alternatively, price the property to reflect the septic replacement cost and target buyers who are comfortable with the situation.
