A home that was perfect when you bought it may become impractical after a health event — stairs become dangerous, doorways too narrow for a wheelchair, bathrooms inaccessible. While some modifications can be made to an existing home, in many cases the cost of retrofitting exceeds the value gained, and selling to buy an accessible home is more practical.

The decision to sell is personal and depends on the extent of modifications needed, the cost relative to the home's value, and whether an accessible home that meets your needs is available in your preferred area.

Accessibility Features to Look For

When searching for your next home, prioritize features that support long-term livability: single-story or elevator-equipped layouts, zero-step entries, wide doorways (36 inches minimum), roll-in showers, grab bars, lever-style door handles and faucets, and adequate space for mobility equipment. In the Hudson Valley, ranch-style homes and newer construction are most likely to have these features.

Some homes can be modified relatively easily — adding grab bars, widening a doorway, or installing a ramp. Others would require major renovation. Your agent can help you evaluate each property's accessibility potential during the search.

Financial Resources for Accessible Housing

Several programs help fund accessible housing modifications or purchases. The USDA Rural Development program offers loans in eligible Hudson Valley areas. The FHA 203(k) loan finances both the purchase and accessibility modifications in one mortgage. New York State's RESTORE program provides grants to seniors for home repairs, and the Access to Home program provides funds for accessibility modifications.

Additionally, the VA Specially Adapted Housing (SAH) grant provides substantial funding for eligible veterans with service-connected disabilities. Your agent and lender can help you identify and apply for programs you qualify for.
