Pre-Listing: 2-6 Weeks
Before your home goes live, you need time for preparation. This includes interviewing and selecting an agent, making any repairs or improvements, decluttering and staging, professional photography, and listing preparation. For homes in good condition with motivated sellers, two weeks is realistic. For homes needing significant preparation, plan for four to six weeks.
During this phase, engage your real estate attorney as well. Having your attorney selected and briefed before offers arrive saves time and reduces stress during the contract phase.
Active Listing to Accepted Offer: 2-8 Weeks
In the Hudson Valley, well-priced homes in desirable areas typically receive offers within two to four weeks. Homes that are overpriced, in less active markets, or need significant work may take longer. Seasonal factors matter — spring and early fall tend to be the most active selling seasons.
If your home has not received an offer within four to six weeks, it is time to reassess pricing and marketing strategy with your agent. The market provides clear feedback through showing activity, feedback comments, and offer activity. Listen to it.
Contract to Closing: 8-12 Weeks
Once you accept an offer, the contract-to-closing timeline in New York is typically 8 to 12 weeks. This includes attorney review and contract negotiation (1-2 weeks), home inspection and resolution (1-2 weeks), mortgage processing and underwriting (4-6 weeks), title search and resolution (2-4 weeks, concurrent with mortgage processing), and final walkthrough and closing preparation (final week).
Cash transactions close faster — often in 3 to 4 weeks — because they eliminate the mortgage processing timeline. Your agent and attorney work together to keep the transaction on schedule and resolve any issues that arise.
